Tenancy Fees

BEFORE YOU MOVE IN:

Tenant Referencing & Check In Fee £300.00 (inc VAT) For the first tenant & £75.00 (inc VAT) per additional tenant.

Referencing up to one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and preparing relevant documents.

Guarantor Fee £75.00 (inc VAT) per guarantor (if required) For covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

FEE DUE DURING YOUR TENANCY:

Amendment Fee £100.00 (inc VAT) plus any additional costs or referencing fees that may be incurred (if required). For contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee (tenant’s share) £50.00 (inc VAT). For contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due plus an additional £30.00 inc VAT administration charge for chasing late rental payments.

Breach Of Tenancy Letter. £30.00 (inc VAT) fee payable for each letter the Landlord’s Agent has to send to the Tenant concerning breaches of the tenancy agreement.

Check out Fee (tenant’s share) £70.00 (inc VAT). Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

TO SECURE A PROPERTY:

After viewing a property you will need to go through an offer sheet with us and we will submit that to the landlord. Once we have an agreement in principal from the landlord and subject to referencing, we will require you to pay a £300.00 reservation amount to secure the property and stop any further viewings. This payment has to be cleared funds before referencing can start so it will need to be paid in cash or by bank transfer. Once paid, we will email you the application form links for all applicants to complete online.

Please note application forms are expected to be completed within 24 hours but with our agreement can be extended to 48 hours if needed and the reservation amount paid is non-refundable. Our no refund policy covers failure to complete the application forms within the agreed timescales, failed referencing or if you withdraw from the letting of the property and will be used to cover any agents fees listed above and or to compensate the landlord for lost time in trying to secure new tenants. The reservation amount is fully refundable if the landlord/s change their mind and no longer want to let the property. 

Once you have passed the referencing and your application has been accepted, confirmation letters are issued and the move in date is re-confirmed along with the total now payable. The reservation amount paid gets deducted off your total now due.

OTHER MONIES DUE BEFORE YOU MOVE IN UNLESS OTHERWISE AGREED:

First Months Rent

Deposit  or one and a half months rent. This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy

Pet Deposit. A returnable additional Security Deposit from £150.00 – £300.00 per animal (Not all properties accept pets)To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy
